We are interested to buy this house, Listing price = $398K, our price =$375K, is this okay ?

We are first time home buyers, and are interested to buy this house. We had settled for $375000, but now looking at the general market, comparables and zestimate value of the same, we feel that we should withdraw our offer. We were thinking to convert the attic into a loft ~ $ 20000, which does not add much to the market value. Current condition of this house = Updated Kitchen, Updated 1.5 bathroom, Updated Living-Dining-Kitchen Flooring. Any adivce will be greatly appreciated.

how much does an extra bedroom add to the value of a home, i.e., making a 2 bdrm into a 3 bdrm.
