REFI PLUS - Mtg Co. Adding Points to high LTV?

Under the REFI-PLUS/Obama program, I understand the rules and regs. so far... I think, LOL

Are lenders charging extra points for high LTV's (without PMI). Is that part of the program?

Countrywide told me I was at 95% LTV&I had to pay 1.875 in pts. (besides the standard closing fees). They did tell me I can refi up to 105% based on my info and excellent credit.

I was just wondering if those extra pts are properly justified under the program due to the high LTV.

Wells Fargo offer - Please advice what should I do?

Please advice what should I do? I am looking to refinance my current interest only 6.5 mortgage. My current mortgage is with Wells Fargo (both 1st&2nd) and they are offering to refinance only the 1st mortgage for 30 yr 4.75% with $6700 out of pocket. Only $2500 can be rolled into the mortgage, so I have to bring $4200 to the table at closing. They will not touch the 2nd mortgage. Is this a good offer?

I would like to combine my both mortgage into a single one. Is that possible. I was turned down before because of the LTV was 95%, but this new program allows LTV upto 105%.

My est. current home value is around 380-400K. ( I owe 415K total - 350K 1st (6.5% Interest only) and 65K Second mortgage). We have good credit score and excelled income to debt ratio too.

You advice will be greatly appreciated.

Bird's Eye view picture is wrong!!!

10 Deborah is 1 house to the left of the one pictured in the Bird's eye view. 10 Debrorah has the pink-flowering tree next to the front porch. The last sale date is wrong and sales price is way off. Sales price should be 454K and not 250K as stated by Zillow. The property taxes are correct.
