Is 5.13% apr a good rate for an FHA streamline loan?

My current FHA loan is at 5.5%. I received an offer in the mail that stated that I qualified for a streamline loan that would reduce my monthly P&I payments by $53.70 per month on a $200,477 loan and skip my November payment. Does anyone know if I can get a better rate?

The October 2009 Edition of the Quick Report, gave stats showing that the lower price homes sales are up. Prices up to 100K are up by 38.8%. The price range of 100K to 250K sales are up by 8.7%. That is the good news but for homes in the 250K and higher range sales are down. The percentage of decline gets higher as the price range gets higher. The rebound has only affected the lower price homes. Sellers in the upper price ranges need to be aware that the rebound for them has not arrived, but hopefully is around the corner.

The maps are hopelessly outdated. This is a vibrant development with many occupied homes that have been in existence 2-3 years yet your aerial maps show mostly bare ground and when the addresses are input, there is nothing found. The builder also has several spec homes which appear on Realtor.com. Sure wish I could get further info from you! The development is Cobblestone Farms in 29072. Streets are Flagstone Way, Spring Mist Drive and Spring Mist Court.

Can I cancel a listing agreement to rent out the house instead....do I owe anything?

We are in the middle of a 6 month contract to sell our home without having any significant interest. We doubt we are going to be able to sell the home before the market slows down for the year. We would like to remove our home from the market and rent it out instead. Is that a possibility with the listing agreement? What compensation is expected for the realtor?

My son has a first mortgage with a balance of $89,500 with 6.5% interest rate.

He also has a second mortgage with an interest only loan in the amount of $22,500. His current monthly payments for both are over $700. I am wondering if he can combine the loans into one loan and save money on his monthly note. His property value is $100,000 and he would need $112,000 to address both his current first and second mortgage loans. He is employed and earns approximately $40 K per year.

Survivors Rights

I have excellent credit. I presently have a 6% loan as of last year. Since mtg rates have dropped dreastically, I want to refinance. My husband passed away several years ago and I placed my son on the deed. "Survivors Right". Should I take his name off the deed? My son could not qualify. I am paying the loan out of my checking account and the loan is in may name. I did not want anything to jeapordize getting a new loan.

The listing indicates that the house was sold to us for $240K on 4/23/2001 and then sold for $94K three days later. This is definitely wrong as we have owned the house for seven years. I would like to remove this incorrect purchase price, especially if it causes our home value to be inaccurate.
