Subordination at wells fargo

I have a high conforming loan and a HELOC with Wells fargo with a combined LTV of 70% and want to refinance the first loan. Will I have any problem subordinating the second at Wells Fargo. Since I closed my escrow recently none of the loan parameters should change and DTI should only get slightly better if I get a lower rate.

Any advice on neighborhoods/schools/commutes in Rockville/Silver Spring?

Hi - looking on these areas in the price range of around $275k-325k or so! Not super familiar with the area so looking for some advice on schools, neighborhoods and commute. We do not have kids and no specific plans, but would like to either plan for future and/or resale if necessary (7-10+ years if at all). One works near 270/495 and the other Dupont Circle.

Anyone have recent experience with subordinating a second mortgage from Bank Of America?

I have a first and second mortgage with BofA and am thinking of refinancing throught Freddie Mac relief refi Open Access. If I go to another lender to refi the first, will BofA subordinate the second? What are their requirements: DTI, LTV,CLTV etc? How long do they take to complete subordination?

Friends had a specific neighborhood and price in mind. When we could not find the perfect home for them, they rented from a "for rent by owner only." Now we know why owner did not want an agent involved.

Auto Quotes/Multiple Quotes

Not sure if this is the right place to post this complaint but I hope people see this and provide some insight. Zillow is a great place for both lenders and customers but there are two big problems in my opinion. Auto quoters that spew out a blizzard of quotes that are often inaccurate and misleading but in my opinion are a problem just in the sheer volume of quotes. I believe the intent of someone like this http://www.zillow.com/mortgage/LenderQuoteDetail.htm?qlr=true"e=ZQ-TKWCNFB
has the intention to crowd out his competition. The customer asked for TWO quotes not the six that Andrew provided. This is a very common problem on Zillow, even when the customer asks for a no point quote there will be multiple quotes for 1, 2 or even three points. Zillow should require lenders to stick to the orginal quotes that are requested. If they asked for a no point quote, GIVE them a no point quote. It's very confusing for the customer and hurts the truthful lender that is abiding my the customers request. Thoughts?

Rural Mortgage Program offered by USDA

Has anyone done their financing through the Rural Mortgage loan program .I heard that the program has some income limitations but is better than most of the loan programs as there is no need to have down payment.

If anyone can throw some limelight on this,it will be much appreciated..

I listed the house for sale as single family. The address is 309 Frederick Ave, Rockville, MD but when I searched the house for sale on Zillow under single family it did not show up. It showed up on Zillow under multifamily when I searched for all types of houses for sale.

Redraw Fee

Hello All, My loan was approved and all set to close this afternoon and lender was even kind enough to arrange for closer to come out to my house. Closer showed up on time but was looking a little sluggish and he mentioned that he was just getting over the stomach flu. About halfway through the documents, the closer diarreaha'd himself and stained my brand new living sofa. Of course, he quickly excused himself and left. Shortly thereafter, my loan guy called me to apologize and to let me know that he had already arranged for the loan to be closed on Monday with a different closer which is okay by me.

But he also mentioned that I would have to pay a $200.00 "redraw fee" since the lender would need to redo the loan documents with Monday's date on them.

My question is, do you all think I should have to pay for that or should the lender or title company pay for it. At this point, I dont even think I should have to pay for the outside closer as its gonna cost me some money to get the diarreaha stains out of my new furniture.

When will implementation of phase 2 for Wells Fargo go into effect?

I currently have a mortgage with WF held by Fannie Mae with lender paid MI (purchased home last year so little equity in home). I have been told by WF that "phase 2" of the Obama Refi plan would be rolled out August 24th and now have been told that implementation is being delayed. Does anyone know when this part of WF plan will officially become effective??

Self Employment Approval

Good morning everyone. I have a question about self employment approval. I have an LLC but the income is passed through (I'm the only employee) to me using my Social Security #. I do have a 5 year written contract with a government agency documenting the amount they will pay me every year and my wife is a W-2 employee of the Federal Government.

My question is will the contract be proof enough of guaranteed money and will we be approved for an FHA?

Ok you can compare to 1015 Brice Road or 1019.
