home loan with high income and low credit score

I make $132k per year (before taxes). My only debt is a car loan ($350 per month) and student loans ($700/month). My credit scores are 582 (equifax), 610 (transunion), and 644 (experian). I want to buy a home but cannot get approved. I have many medical bills that went to collection a few years ago before I had this income, but have paid them all off. Is my only option to get my middle score above 620? I don't see how this would help, considering different companies use different scores.

You still have the purchase price wrong! I paid $175,000 with $86,000 down. Your numbers are wrong.

So, the skinny - my husband and I, together, make a pretty nice amount of money. I'm employed, he's self-employed. Together we earn about $50K/yr, which in Mississippi isn't very shabby at all.

The problem is that my husband recently immigrated from the UK about a year ago. Needless to say, on paper, it's almost as if he doesn't exist. He's a joint cardholder on one of my credit card accounts, but that only happened a month or so ago, and otherwise, I doubt he's had any opportunity at all to really have any kind of FICO credit score.

Of course, if the both of us don't act as co-buyers, then I'm fairly certain both our incomes wouldn't be counted as far as the mortgage amount we could afford.

Do we have no other option than to simply wait for him to "grow" a credit score? My credit score is quite good on its own, but I imagine that isn't enough. Also, what would a self-employed person need in order to prove his income to a loan officer? (He receives direct-deposit payments into our bank account - he used to get physical pay stubs from physical checks, but no more).

When I asked this question previously, I was instructed to "Go to 'favorite homes' and click on the 'remove favorite' link." However, my screen doesn't seem to have a "remove favorite" link. Any other ideas?

The SF of this property stated is incorrect. It is supposed to be only 2174SF. Please correct.
