I lost my home last year, and filed bankruptcy. How long until I can buy a home?

I bought my home when it was way overpriced, but at the time I thought if I didn't buy "NOW" I'd never get in. Now homes are at a price I can afford...but noone is willing to give me a loan. Any suggestions..I am a single mom and would really love to buy a home for my daughter and I at a more realistic price.

I was with H & R Block mortgage and ended up with B of A. I told them my statistics that I was on disability and my husband was just diagnosed with cancer. I have a 1st and 2nd mortgage through two different lenders and I owe twice what the home is worth. She told me to downsize. The word moron came to mind.

I have a property that was a rental and now tenants have left and no prospects at all to rent. Can't afford to pay the mortgage and I owe $215k and the property on Zillow shows $149k. Should I approach the bank for a short sale before I stop paying the mortgage?

How to refinance to 30 yr from ARM when value is lower than when I bought it???

My house is now valued at $222,000 on Zillow (yikes!) but I bought it at 302,000 and refinanced in 2004, bringing the total owed to 305,000. Is it even possible to refinance to a 30 year fixed without a down payment? I thought I'd try to refinance while the rates are low even though my ARM is not due to change until 2010. But it looks like I'd be in for PMI (which I don't have now). What's the deal now - I'm sure many people are caught in the same situation as I am....?

Appraisal Nightmare

I'm trying to refi my ARM to a fixed through the refi-plus, but the appraisal keeps getting in the way. A month ago, my home appraised for 270,000 (that loan fell through) and now with a new lender it just appraised for 220, 000. Zillow ( and several other sites) shows it at 297,000 so why the huge difference?
