Why did the value estimate for this house increase at such a ridiculous rate in the last 5 months?

There doesn't seem to be any explanation for this other than the fact that it is listed for sale by an agency that may have undue influence over how the estimate is determined. I have watched the properties in this area and I haven't seen this behavior, other than the estimate being removed completely (also suspicious) while the house is listed for sale. What gives?

Is it important to get a survey of the property before you buy it if the sellers cannot find theirs and the TownHall cannot find it?o the sellers have to inform you if a neighboring property has access to your land?
