Hello, Folks!
I am buying my first 275K house with 3.5% down. My average credit score from 3 agencies is 711. I have been dealing so far with just one LO from local Michigan lender. My closing is on August 28. I called today, the options for 30 year FHA are:
5.5% 5.375% + 0.8pt 5.25% + 1.375pt 5.00% + 2pts
My questions are:
- Are these reasonable (decent) offers? Should I lock? Wait?
- Should I try to get a quote from bigger companies, like WellsFargo? I am asking because WF site for example shows 5.5% for 30 year FHA. I would prefer to not waste my time filling all paperwork to basically get same 5.5% result at the end. Am I mistaken?

Why do $300K sales drive the price of my home down from $1.799M? There is no comparison...

I don't understand how $300K sales accurately drive down my home value with an asking price of $1.799M? There is no comparison in sq. footage inside or out or quality of materials inside. Not sure how that works?

Zestimates in our are comp on sq ft, but ignore the fact that some lots are 1 acre and others are 3
