Orig Fee - waive it and Interest Rate goes up?

I wanted to roll my origination fee up into my loan amount and was told that if I waived it (i thought i was just rolling it up into the loan) then interest rate would go up from 5.0 to 5.25. Why is this?

My wife-to-be and I are looking seriously into buying at the end of the the year (2009), she works in the Medical Center area and as of now I'm running my own business from home.

We don't want a commute (for her) that will kill our time together as she works long days.

Also we don't want to live in a bad part of town.

As you can see we're just starting out with a budget under 150k.

Any suggestions?

Are there different types of credit reports?

A mortgage broker told me that their credit agency told her that although my "Consumer Credit" report gave me a 760 score but the "Mortgage Credit" report gave me NO score. Is this true? Can the consumer report show excellent credit and a mortgage credit report show zilch?

Lessons Learned from Short Sales in Today's Market

If you are a buyer, you are well aware of the number of short sales on the market today. This is a wild market right now for short sales/pre-foreclosures. Through the years, I've been involved with many short sale transactions but have never been tested like I have of late. It may take months just to receive a response from an initial offer.

Part of the blame needs to fall on the agents representing the short sales. I work primarily with buyers and have been suprised by the amount of short sales on the market that have not been approved by the lender. Some listing agents are unfamiliar with the process involved with representing a short sale. TIP: Whether you are a buyer or seller involved with a short sale, be sure to choose an agent with experience and knowledge of pre-foreclosures.

Here are some BUYER tips for dealing with short sales in today's market:

As a Buyer:
1. Be prepared to wait, and then wait some more. Patience is the key to purchasing a short sale. If you have a time frame for moving, a short sale may not be right for you. Every lender is different and the response time can vary, but most short sales take a long time.
2. Although most short sales are sold AS IS, be sure to hire a professional to conduct an inspection on the home. You will want to be fully aware of the condition of the home before closing.
3. There will probably be more than one offer. Nothing is considered official in real estate unless it is written and signed by both the seller and buyer. Due to the lengthy process of a short sale, listing agents will usually accept all offers and submit to the bank for approval. Until a contract is agreed to and signed by the seller/lender, then the property is considered active.

buying a foreclose home

Is it unusual when purchasing a foreclosure for buyers to sign closing documents and release down payment on one day (Tues), and wait 3 days until Thursday to get sellers signature and keys. Seller is in another town.
