First-Time homebuyers in Menlo Park can avail of an affordable subordinate loan program that helps middle- income families purchase their ownhome in Menlo Park through the Purchase Assistance Loan Program (PAL).
To qualify, the homebuyer should have lived or worked in Menlo Park for at least one year. The benefits of PAL include:
1. Loans of up to 20% of a home's selling price or $75,000, whichever amount is lower.2. No maximum restriction on the selling price.3. Maximum loan term of 35 years with 0% loan interest and no payments for the first 5 years and a fixed rate 5% annual interest after the first 5 years.4. Loans are applicable for purchasing single-family homes, attached or detached units, condos, and town homes in Menlo Park.5. PAL loans may be used in tandem with other loans from the FHA, CalHFA, and the County of San Mateo's Mortgage Credit Certificate (MCC) Program.
The PAL is funded by the Menlo Park City government and is available to first-time homebuyers only.

I have sold many of my own homes and find these things to be true. A realtor will tell you anything to list your home. They will parade as many unqualified buyers through your home at the most Inconvienient times to you, and will accept any offer an ignorant buyer wants to submit without trying to educate them on the market value first. They will waste your time by using your home as a comp for a buyer that has no interest in it whatsoever, and all they care about is a sale at any cost. There are far too many part time realtors, and the number grows when unemployment grows, they have no shame. Trust me, try selling your home on your own first, USE a realtor only if you have to!

my wife and I are about to list our home, but we're wondering if we should wait longer to see whether the latest 'toxic asset' bank plan frees up more lending and brings more buyers. We live in the Bay Area in CA where prices have come down somewhat, but not nearly to the same extent as everywhere else... thoughts on whether the market will rebound or continue to worsen before it improves? We probably need to sell within the next 1-2 years. Thanks!

I live in the Willows neighborhood and saw this come on the market months ago at 1.68mm. The property never sold and is now ~400K cheaper. It may have been slightly over-priced when it fist came on the market, but it wasn't so badly over-priced that it shouldn't have sold. Anyone know the story behind this property?
