Marking listings as sold

I have several listings on Zillow. Any time I try to mark the properties as SOLD, I get an error message that I can't have a sold date the same as the listing date. The listing is ON the site. Has been for months. Why won't it let me mark it as sold??

This is incredibly exasperating.

Looking for a relaible agent/broker in Chicago suburs (Oakbrook, Naperville areas).

Hello,
My wife and I are looking for a reliable agent or broker to show us some very good Family homes/Townhomes in the neighborhoods of Oakbrook,IL and Naperville, IL.

In the last one week, I have contacted three of my friends (who owns two homes each in these areas) to refer me to a good realtor but to my surprise, none of them recommended the realtor they used to buy their properties few years ago. If I search online sure I can find 100's of agents but I need some referrals from the end user like 'you' who are satisfied with someones work. If you think someone be recommended, please help us.

Also, if you know any agents with strong experience in "short sales", please refer them too.

Should i buy a place without having the appraisal done, the lender chose not to do the appraisal?

First time home buyer, made the offer on the place, but since I am putting over 40% as downpayment, lender didnt do a full appraisal, I am just worried that I might be over paying. should i force the appraisal, so that if it comes out low, i can negotiate the contract price, kindly help, my real estate agent is not too helpful.

Foundation crack in the basement and black mold.

We had the home inspected prior to you getting the listing and the bank should disclose that there is a foundation crack/leak in the basement behind the large tall cherry cabinet in the basement. If you notice when it rains that the floor is a little damp or smells of mold in that area. When you pull back the cabinet there is black mold behind it.

August Marks Third Straight Month of Year-to-Year Increases
DOWNERS GROVE, Ill. - Sales of single-family detached homes went up 8.6 percent in August compared with the same period a year ago, according to statistics released today by the Mainstreet Organization of REALTORS® (MORe), indicating the third consecutive monthly increase.

"We're definitely seeing many first-time homebuyers take advantage of the various economic incentives available to them," said Mike Drews, President of MORe, and the Designated REALTOR® of Charles Doss, REALTORS®, in the Aurora and Oswego areas. "There was a 9.4 percent increase in homes sold in the summer months of June, July and August in 2009 compared to the same period in 2008."

In DuPage County, home sale activity was highest in Addison (225 percent increase from a year ago); Downers Grove (36 percent); Glendale Heights (170 percent); Lombard (100 percent); and Villa Park (57 percent).

In addition, the number of homes under contract (but not yet closed) in the same West and South Suburban Chicago area was 52 percent higher than a year ago, the ninth consecutive month of year-to-year growth in pending sales.

There were standout increases in homes under contract in several suburban communities, particularly in Addison (350 percent increase from a year ago); Bensenville (1,400 percent); Glen Ellyn (65 percent); Maywood (210 percent); Melrose Park (400 percent); and Naperville (39 percent).

Refin - Locked in but no close rates down further my options

refin in IL. My lender locked me in at 4.625 for 15 year fix (8/26). Now that the rate is down to 4.5 he refuses is to re-negotiate until the rate is 4.375. He says .25 down only then I can get lower rate. Also for 30 year fix - he will give me rates from the date I locked in my 15 yr. The close is not scheduled yet. Please advice. Is the lender taking advantage??? deposit paid

I want to refinance my 5 year ARM Freddie Mac loan serviced by Cenlar FSB to 30 year fixed with other lender under HASP(Home Affordability Stability Program). I know that Relief open access program by Freddie Mac will be available by Oct 1st,according to which, I can refinance with any lender under HASP.I have 720+ credit score. My house fits in 105% of LTV as required by HASP. I am looking for mortgage broker or lender who can help with this.

I have some good news to report in local real estate! I know it is hard to believe but it is true! Below are current statistics for single family homes that are under contract for sale. Under contract means that an offer has been accepted by the seller but has not closed yet. The number of homes under contract for August 2009 is up compared to August 2008! Way up! This is great news! Recovery may be on the way!
