realtor specializing in distressed properties

I've been looking at Essex/Union & Morris County real estate for 2 years now and truly don't see much value in our price range. You hear how it is a great time to buy but the reality is that prices don't seem to have come down much if at all in our price range (400k - low 500's). I am planning on shifting gears and really want to explore distressed properties.

I've been in touch with a number of realtors but no one seems to want to work on short sales/foreclosures or they say they do but don't. I know the buying process is different, more difficult and longer but i also know that the inventory for these types of properties is very large in south orange/maplewood. Does anyone know of a realtor who specializes in these types of properties in South Orange/Maplewood?

Does broker have to legally state the YSP if asked? How can a borrower lower the YSP? Can one ask for a lower rate and have the YSP as an origination fee instead? I can see this would be favorable if I was to stay in the house for a long time? Any feedback on YSP would be appreciated.....I understand brokers have to make money and don't mind them doing that at all if I have received good, honest service, but having YSP and origination fees seems like double-dipping to me.

Homeowners insurance

What is a reasonable estimate for homeowners insurance (assuming I don't have any expensive personal items?). I've heard 1.5% of the asking price is a reasonable assumption. Is this true?? Sounds like a lot to me. (eg If I have a 300K property that would mean annual homeowners insurance of $4500!)
