I would like to buy a half acre of my neighbors 2.5 acres of land. How do I find the going price?

How do I know how much to offer for the back half acre of his 2.5 acre lot? I don't want to offer too much and I don't want to embarrass him. How do I know what the going rate is for a half acre of bare land?

I recently sold 8818 Rimrock, Peoria AZ 85382, for 10% more than your value.

I now own 8320 Taro Dr, 85382, in the same area. Your value is nearly 10% low once again. I also refinanced my home, 5114 W Saguaro Pk Ln. You claim it is worth less than $700,000. I have a 1.3 mil appraisal. Your evaluation only uses comps which today is 100% bank repo's. You refuse to modify homes of greater value than your formula. This is a tough time and you make it worse. I am now improving Taro Dr. At least the value should be comparable to the same model. About $205,000. As is, unless you are willing to think about each property, you are an adversary. Your formulae does not work on custom homes and I have no Idea why Taro Dr should be $15 k under the neighbors.

My home in Arizona shows on Zillow in the wrong neighborhood. My street is now over one year old and is within a 55+ community, Trilogy at Vistancia, but it shows in a neighborhood across a main street in another community. The values of homes in that area are quite a bit lower, which affects the value you place on my home.

Address is 12701 W. Dale Lane Peoria, AZ. 85383 and I am in an adult community called Trilogy at Vistancia. The map picks out a home about 5 miles away.
