Got offer of 30yr refi of 346,000 at 4.875, 3200 in fees. CA home est at 567,000. Good deal?

Contacted one of those "we'll have four lenders call you' sites. First responder was a high-tech, high-pressure group wanting my 500 fee right now to lock in a 4.875, 30-year fixed refinance of a 8-year old California home estimated currently at 567,000. No points but $3200.00 fees. When I asked for time to think about it they put the boss on who all but called me a fool for delaying and possibly risk loosing that good rate. Am I a fool?

anyone know anything about short-refi/s ?

Have a lender who will not adjust the balance on a loan that is $300,000 above current property value. They will consider a 'short-sale'. Can handle the current payments, dont want to move, but loan payments will be out of control (tied to COFI index). Need to have a more stable loan/payment situation.

a condo unit here in 10655 Lemon Avenue Rancho Cucamonga CA 91737
7 months ago (sales prices of 160k ) and i paid 40k down payment
and now i check the value is only 134k according to the chase home value.
How can i get money from my house strictly to change my bath tub and the door in there and the who kitchen counter. without affecting my mortgage payment now?
im paying 670 plus principal i think 701. a month
and i dont want to pay more than that. if ever i can get the money.
is that possible? anyone knows?
