Husband bought condo in 2008 before the housing market busted. At that time he was able to get a conventional loan. We are looking to sell and buy a house. The complex is more than 60% rental. No one person owns more than 50%. We know FHA is not an option due to rental percentage. We've been told that our only real option for a buyer will be a cash deal. Seems pretty unlikely that we will "stumble" upon that. Is this true? I can likely improve my scores dramatically by paying down $1000 per month of principal on my credit cards. My wife's scores are significantly lower thanks to a missed payment from a couple years back. I make around $75,000 and she makes around $50,000. Should we apply together or should I apply on my own? Do you think we would get approved at a good rate currently or should I continue to pay down on my principal for a few months before applying? We can afford the adjusted&nbsp;payments on both (only paying interest on the Etrade loan.
