Mortgage for Condo, complex 60% rental

We live in Cincinnati, OH. Husband bought condo in 2008 before the housing market busted. At that time he was able to get a conventional loan. We are looking to sell and buy a house. The complex is more than 60% rental. No one person owns more than 50%. We know FHA is not an option due to rental percentage. We've been told that our only real option for a buyer will be a cash deal. Seems pretty unlikely that we will "stumble" upon that. Is this true? If not, does anyone have suggestions about where to direct for loans or how best to find an appropriate buyer?

VA Home Loan for first time buyer

My three bureau credit scores are 680 (equifax), 692 (transunion), and 708 (experian). My credit utilization is high at 86% - thanks to several medical bills that I am paying towards currently. I can likely improve my scores dramatically by paying down $1000 per month of principal on my credit cards. My wife's scores are significantly lower thanks to a missed payment from a couple years back. I make around $75,000 and she makes around $50,000. Should we apply together or should I apply on my own? Do you think we would get approved at a good rate currently or should I continue to pay down on my principal for a few months before applying? Thanks for any advice you can share.

My Fiancee and myself have a combined gross income of $235,000 and credit scores above 750. I have $300 in monthly debts while he has $2400 (child support, student loans, personal loan debt) Right now, we're living in an apartment but want to take advantage of the great interest rates. At the end of 2013, we will have about $40,000 for a down payment with the majority of his debt being paid off in early 2014 leaving him with $1300 in monthly debt. We want to either purchase or build our "dream" home spending between $500,000-$600,000. My question is, is there a loan available to people in our situation OR is it better to continue living in an apartment through 2014 to attain the 20% down payment? Would an 85/10/5 loan be appropriate? We're both first time homeowners. Thanks!

How long must we wait after a Chapter 13 before applying for a home loan?

My husband filed a chapter 13 bankruptcy about 1 year ago. My name was not in the bankruptcy and I am not employed as I homeschool our children. He has excellent work history and a credit score of about 675. We have never owned our own home, always rented with great payment history. How long must we wait before applying for a home loan? We have been told 2 years and 1 year. Which is it? We are eager to move on with our lives and finally have stability.

Finding a bank willing to do a HARP refinance on a recent investment property

Our home is in my husbands name. In October we rented the home out and recently found out we are eligible for a HARP loan. We have had several bad experiences trying to refinance the property. We would refinance the home in his name, he has a very good job and a good credit score. Does anyone have a suggestion for where we could turn?

How do you write an appraisal rebuttal letter?

In the process of refinancing, my home was appraised at a value of 142,000. Zillow lists it at 165,000 and the county auditor at 158,000. I know there is some variability in this process, but part of the issue is arising out of few recent comparable home sales in my neighborhood.

To find comp values, the appraiser was forced to find homes in other neighborohoods. However, the areas he found are much less desirable than the historic district Iive in. Additionally, I think he underweighted the value of the full kitchen remodel, built-ins, and reserved parking relative to these other properties.

My lender recommended writing a rebuttal letter - but I am not quite sure how one does this. any advice?

Investor Cash Out Refi Cincinnati Ohio

I have 5 homes all are paid off for but my own home and it only has a home equity line of credit. I want to get a cash out refi on one or two of my properties. The problem is that two are worth 50-65 k so its really too small for lenders to deal with. I have two others worth about 100 k. One is a single family home and the other is a duplex. My credit score is 730.

The problem is that my strategy is to buy homes 5-20 k so no chance for a purchase loan. However, even when repaired they are only worth 50-100 k.

Here are my questions:
1) Is there any way to combine a loan across two or more properties? I know that most lenders don't want to touch anything under 50 k.

2) What kind of interest rate and fees can I expect?

3) What lenders in the Cincinnati area do a refi like this?

4) Is a year seasoning typical?

Refi a jumbo with an E-trade HELOC

I I have a first mortgage through Merrill Lynch PHH Mortgage it is 535K tied to 6 month libor (adjustable 2x a year) it just reset after 10 years of Interest only payments. the appraised value of the house is~550K so we are not underwater on the first. I have a HELOC of 122K though E-trade. We can afford the adjusted payments on both (only paying interest on the Etrade loan. My concern is when the interest rates start going up on the Libor we may not be able to afford the new payments. Are there programs where we can refi and combine the loans with a fixed interest rate or what options exists?

House still wont sell

Husband was given a house paid for but falling apart. We took out a home equity line to fix the house up and that is all we owe on it. After 2 years on the market and a price drop of 50 K already it wont budge. My husband wont go any lower since it is an acre of land in the city, car garage and would be under 100K. besides renting out, leasing or even short sell what are the other options. We were using the money for a down payment for a better home in a different area. Done with the stuck opinion.
