Freddie Mac owned prop. Doc Stamps on Deed, $1008 says they're exempt??buyer's supposed to pay???

I put in an offer on a Freddie Mac owned property and agent says seller's "exempt" to pay doc stamp fee. This is about $1K on top of my closing cost...really???

House status?

Online it is listed as foreclosure (Lis Penden), nobody is living in the house and there is no Realtor sign, and the last time the house was listed for sale thru a Realtor was 2007. What are the chances that I could buy this house or does it sound like the house is already in the process of being purchased? If there is a possiblity of buying the what is the process that should be preparing myself for?

More information is available at the Hillsborough County Property Appraiser's website online (it can be found in a search for the address) and then additional information can be found at the Hillsborough County Clerk of Court website in both the "court records" search and "official records" search. case # 08-17701 where IndyMac Bank is the Plaintiff. It previously was listed for a "short sale" as MLS# T2355992 on Movoto for $165,000 with structural damage to repair approx. of $100,000

Tampa Heights safe?

Hello - I am currently thinking of buying a house in Tampa Heights, specifically around Graham Elementary. Â Is this area fairly safe? Â I am doing my own personal research now (i.e. driving by, talking to neighbors, etc) but I am really curious as to what others think. Â I have also considered Seminole Heights and S. Tampa (South of Gandy). Â The Tampa Heights neighborhood seems really quiet. Â TPD reports mostly auto burglary in the area, which is common in a lot of areas.Â
Can anyone lend an opinion? Â Thanks so much for all of your time and input!
