Short sale rejected. Need advice.

I just got word yesterday from my agent that the contract that we submitted to the bank for a short sale purchase was rejected. The sellers attorney said it was an automated message and it only said it was rejected and insufficient. The seller owes $322,000 and my offer was $250,000. The house was listed at 259k and my appraisal came in at 270k. Does the fact that it was out right rejected with no counter mean they are looking to get a lot more.I would think if it was a matter of 10k they would counter. If I resubmit an offer at 259k with my inspection report and appraisal would that increase my chance of approval?

Need advice on expanding parents house.

I am thinking of expanding my parents house to accommodate both them as well as my family. My father is handicap and his house needs a lot of work as well as updating to make it accessible and my wife and I are in the market for a home so it would be a win - win. My question is, do we buy the house and use some of the precedes to do the work or do my parents take out a mortgage and we use that money and then put the house in my name at a later date? My parents are on board with whatever we need to do, I just don't know how to start.

Short sale info - or lack of it.

I am currently involved in buying a short sale and am hard pressed to get any info from the sellers agent or attorney. I signed the contract on Feb. 27 and received the signed contracts back the end of March. We are at the point now where the sellers attorney says it is in the banks hands and all we get are automated updates every 2 weeks. The last one was supposed to be yesterday, but know I hear from my agent that the attorney did not get a chance to call. I feel as if I am completely in the dark, I have no idea when the paperwork was submitted to the bank, or at what stage the bank is really at. I have made my feelings known to my agent and she has said she will try to get some more info today. Is there any other info I should ask for to try to get an idea of where they are at and has anyone heard of banks only giving automated updates? I understand short sales take time, but as I read other peoples stories I realize I am not getting the info that others seem to get.

Possible to get out of short sale contract?

I signed my contract the end of Feb. and I still have no word as to how far along in the process they are (the sellers bank). My agent has been trying to get info from the sellers agent - to no avail. In the mean time, I have been watching great properties pass us by. The contract had a closing date set for on or about April 30, is it possible to get out of the contract at some point if we still have no word of progress, without penalties? I would really like to be able to put an offer in if another property comes along.

In general, are closing costs higher for a 30 year fixed FHA loan or a 30 year fixed conventional loan, assuming no points are paid on either loan.
