I will be accepting a job offer in Westminster soon. What are some of the better school districts in the area? My childeren will be in 7th and 9th grade.. I would be willing to drive 45 minutes to the area. Also I will be would prefer to find housing under 200K.

Hi, I bought my house back in 2005 for $505K with a 5/1 mortgage. The original loan was 400K with additional 50K HELOC. The principle balance is still $365K and $40K for HELOC. Since I need to refinance by July 2010, I am asking a advice how much I have to reduce my debt to qualify because my home value is decreased to $440K. If necessary, I can pay off the HELOC $40K with my all my saving then I don't have any other debt besides home. Also, If I plan to live in this house less than 5 years, what's the best loan I should look for? Thank you in advance.

You have the property at 1846 Snydersburg Rd, Westminster MD priced at $332,000. This property sold in mid-December for $585,000. I could trust your pricing if it were a bit closer - say within $50,000. However, for your estimate to be off by more than $250,000 on a 41 acre farm with older house, I can not put any reliance in your quotes. Incidentally, this farm is adjacent to my 6 acre property with a 4 bedroom, 3 1/2 bath house built in 1972. I believe your pricing parameters need a really good, objective analysis.

Hi, my husband and I just received our payment book for 2009 and our payment has increased approximately $216. We cannot afford the new payment.

Essentially, the increase is because our escrow account went into the negative (we were not notified) because when we bought the house in October of 2007 the estimate for property taxes was $1350.14 and $1330.99 for the year. However, they ended up being 1930.99 and 1909.60, again, no notice from anyone (Mortgage Co. or Tax Bill). Hence, the negative escrow account.

The current mortgage is 30 Fixed at 7.1%.

Credit scores are good 750.

I assume a refi is the best option to lower the interest rate and monthly payment.

Also, can I go on the refi as a co-signor just so my income is considered?

Note developer's HVAC contractor was "shady" and did not caulk to seal joints on top of HVAC ducts ... BG&E utility inspected and told me so. There was no follow-up so probably still existing condition.
