What do other lenders offer? Is this rate individualized (i.e. do other prospective refinancers get the same offer from TBW)? How does TBW or other lenders set their HASP refinance rate - my offered rate hasn't changed in 5 days, despite market rates falling!

Zillow Listing Feed Not Working

Hello,

I have been trying to submit my listing feed for what seems like forever (since I joined in November 08.) Still no listings posted. When I attempt to re-submit the feed, it says it is in use. What is going on? Any help would be appreciated.

Will GinnieMae accept short sale in less than 120days?

Have a 1st with VA/GNMA, 2nd w/Bank of America. (BoA services both) My wife was laid off, and we applied for Loan Mod. BoA denied due to income deficit. (-DUH! If I didn't have deficit, wouldn't need loan mod!) Was current on loan at the time, now 2wks past due. House on mkt for Short Sale. BoA rep told us yesterday that GNMA will accept a short sale, but not until 6mos past due. BoA (and VA policy) is to begin foreclosure/deed-in-lieu proceeedings after 90days. So, if we find a buyer, offer is denied by GNMA then will BoA foreclose? If so, that will negate my security clearance, and terminate my employment, and we're out on the street. Need some guidance here, PLEASE!

Currently have a 6.0% first mortgage ($260,000.00) 5-year ARM (expires in Feb '11) and a HELOC for $63,000.00 (30-year @ 8.25%) w/ Wells Fargo. I plan on staying in home for at least 3 years. Seeking advice/recommendations on the following options:
1) Stay w/ present mortgage/HELOC arrangement (since they are relatively low interest rates)?
2) Attempt to refinance/modify/restructure current loans w/ Wells Fargo?
3) " " " w/ another lender?
4) Wait for details/passage of Obama plan?

Cannot access my 'Listings' or 'Profile' on Zillow.

I am a real estate agent and cannot get to my 'Listings' or 'Profile' on Zillow. It's been happening for about a month now. Every link to either of those areas results in a message saying "We're sorry, there is a problem with the site." I can sign into the site but cannot get to those areas. I've tried logging out and back in again, different browsers - IE, Firefox, Safari. I can't seem to contact anyone at Zillow so I don't know what else to do. I really don't feel like going through the process of creating a new profile and putting back all my listings again.

I am looking for 2 bedroom townhouse or condo with levels like duplex or loft bedroom near transportation and stores. Does this one meet that criteria or do any others meet it if price goes no higher than 200,000?
