I am selling a duplex with a zero lot line so it sells as two separate lots.

If each side sells for $80,000, and I purchase a condo for $120,000, do I qualify for a 2nd homebuyer govt. tax credit? I lived in and owned the duplex 16 years.

Is there any special financing available; possibly a rent-to-own contract? This property will need an extensive amount of work on the exterior alone and I haven't even seen the inside. We are looking to purchase our first home and credit is really bad; we need options. Thank you.

If a home was purchased last year, such as this one (Jan 07) and 20K worth of improvements were put into it, was this value added by zillow? How would you know about it unless someone let you know?

what is the crime rate in the neighborhood? any gangs?
are there any known sewer or electrical problems?
any termites?
is it city water and sewer?
who pays for waste and leaf removal?
what type of heating? is it working?
air conditioning?
is roof in good repair?
basement?
any type of water leaks?
is the foundation sound?
