Financing Trends in Lone Tree Home Sales in 2009

81 residential houses have sold in Lone Tree this year (as of Sept 30th). The majority of homes were purchased using a conventional loan - 72.8%. FHA loans were used 12.3% and Cash 11.1% in the home purchases. Three VA loans and one lease option entered into the mix.

The average sold price in Lone Tree (residential) in Sept was $515,231 and Median came in at $440,000. 13 homes sold in September.

Heritage Hills Lone Tree CO homes continued to sell at a similar page in August 09 as in the past couple of months. The average days on the market rose noticeably. One of the reasons is that the inventory that has been sitting on the market is moving.

We're thinking about buying a lot now -- one on the top of the hill with really great views -- and then building a custom home on it in 15-20 years when we retire. But I can't find any lots for sale right now, nor can I find lot sizes. Are they going to be full acre lots or will the developer break them down into 1/4 or 1/2-acre lots?

I used to be able to enter an address, and zillow would bring up the estimated current value, and houses in the particular neighborhood. If you enter a specific address, you get no zestimate but just comps? Have you changed your site and eliminated this option? Thanks, Doug Bulley

How can you use comps for value on properties listed in another city?You are damaging are values.

You are also using properties that do not have walk-outs.
You site is damaging our values and is inaccurate in
its elvaluations. This true throughout your site and
needs to stop.
