Are their any programs available for investor purchases over fannie mae 4 limit? Only ones i can find are portfolio loans from commercial lenders which are 5/5 arms amortized over 25 years and are to be re-negotiated every 5 years and carry a pre-payment penalty or 1 year arm with no penalty. Also the rates are on the higher side.

What actions can be taken if the appraiser values your home too low?

The appraiser came 1 hr late upon my call because he forgot. Rush tru the house, barely speaks english, never mentioned the $35-40K upgrade list we provided him like loft, full basement (rather than standard half in the community), whole house sound system, jacuzi etc.My neighbour recently refinanced with an appraisal of $60K more than my apraised and with less amenities/upgrades.

I currently have a 30 yr fixed jumbo loan of $464K at 5.635%. I have seen that some companies are offering lower rates, but require a LTV of no more than 80%. My LTV is 89%. Anyone know of companies offering high LTV jumbo loans?

How come the City of Fairfax website shows the previous sale price in 2005 as $550,000, not $785K?

Why, in a neighborhood of 150 twnhms & 38 w/my flrpln, does my twnhse hv the lowest zestimate?

my zestimate is even lower than homes with less square footage, and, presumably, Zillow has access to the same data for all 150 twnhomes in the neighborhood. Something is wrong with the zentimating on my place. How can this be fixed??????

Hi! My wife and I are are first time home buyers and we are just starting the process. I was wondering how do we find a Realtor? Through my work they have a loan for 91,000 to by a foreclosed home. There are restrictions on the loan but we meet all the qualifications. My credit is bad, one company is saying 600, the other two were 570, 580. I am on a debt management plan so all my debt will be paid off in January minus school loans which are in deferment. My wife's credit is also bad but not sure how much. She has some debt as well but it will all be paid off in January. My parents have offered us to stay at their place rent free, to save up for a house and get better credit. In 6 months we could save up 10,000 and a year we could do 20,000. The loan through work is only for buying foreclosed homes in fairfax county. I would like to meet with someone to talk about our options and what we should do to raise our credit. I dont want to stay at parents too long and i heard about some FHA loan requires no down payment. I appreciate all your help. I am in Fairfax County. Thanks in advance

Am I entitled to be able to back-up offers after accepting a contract?

I am a seller who has accepted a contract on my house a couple of days before it got entered into the MLS. The contract is subject to two contingencies - inspection and the buyer being able to obtain financing (buyer has been pre-approved, but the house must appraise for the asking price). The place is now on the MLS, but with no pictures, and my agent has said because there is a contract pictures aren't necessary and implied that he can basically stop looking for back up offers. Is my agent correct proceeding this way? Thanks!

Should we refinance current home or buy a new home?

We currently own a condo but with a plan to have a baby soon and given the current real estate market, we are considering buying a new home. Here is our dilema. We can refinance our current condo (from 6% to 4.895% APR) which will save us approx $400-500 per month but if we do this, the lender will most likely require us to stay in the current condo for at least a year before we can purchase a new home w/ owner occuplied loan-this means we can't buy a new home and take advantage of the current market price. Alternatively, we can keep our current 6% loan and buy a new townhome that will have plenty of space for us to have a child. This option is attractive since we can buy a house with a low price given the current market condition and will have a home that has enough space. What should we do?
