Fannie Mae HomePath - any tips or suggestions, experiences, caveats?

Buyer is interested in a property that offers Fannie Mae HomePath Renovation Financing. The Listing Agent attached an umpteen page addendum with instructions, to the MLS Listing.

I have not done one of these before (state of Florida).

Any advice is appreciated.

lower level is 2BD/1BA with rec room & laundry. Each room has more than one window and all windows are above ground, not window wells. Rec room has a 410SF deck though the sliding glass doors

The house at 1273 Mosswood Chase just closed at $168,000. It was in much better condition than a couple of the properties you listed above. If you are actually serious about selling, you'll lower your list price to what homes have actually sold for there.

Also, there is a huge inventory sitting around empty for many, many months now. And on top of that, there is even more inventory of people that tried to sell their home for months (and in some cases, more than 1 to 2 years) that sat their empty until they were able to get someone to rent them at a really low rate.

The entire neighborhood has turned into about 50% renters. Buyer beware. If you expect someone to buy one of your former rental properties (and therefore in bad condition) properties, at least try to put the list prices at comparable sales. Going back to 2008 is like going back an eternity, as you know, since prices have fallen so dramatically since then (look at the neighborhood next door for a better estimate, since this neighborhood has had only one sale in 2009 (other than the one I just listed) when in fact there have probably been at least a dozen homes up for sale at some point that failed to sale, and another several that are currently on the market sitting there unsold and will continue to sit there unsold for quite some time until realtiy hits you and other homeowners as to what the market rate is.
