To sell now or postpone?

My brother, sister and myself inheirited my fathers lakefront home in metro Detroit recently. I am trying to find out the best way to decide if we should sell the house now or wait until the market improved. My sister and I have our own homes and we eahc have 2 kids of our own and want to sell now to get the profit and invest the money and pay off our own debt. Our brother, who lives in the house now, and does not have steady employment and some debt, wants to wait to sell when the market improves (whenever that will be). What is the best way to evaluate selling now vs. selling later? How do we determine what the values may increase to in the future?

I have 5/1 ARM 5.6% interest rate contract and first 5 years fixed interest term will be over 9/2009. After 10/2009, what will be expected interest rate?
