Is it common to have a drain-hole in the basement. I found this is a newly constructed home,NJ

Found this while viewing a newly constructed home in south NJ. It had a pump-stations nearby and the realtor was saying all homes in the development have such a circular hole (size of hoola-hoop) which people cover-up on their own. Is this normal?

I am applying for an FHA loan(in NJ) and am salaried employee. I submitted 2 years w2 but the lender is asking for tax returns. Why is that required? Will it impact the amount i get approved for? How?

Prequalification seems v. high

I recently received a prequal value of $380K from a broker after submitting my W2, income, investment statements etc. With a Debt to Income ratio of 21% and earning 95K average does this value seem reasonable?

My broker also said I didn't need preapproval since I was working with a realtor from their firm (Coldwell Banker). With my prequal of $380K they said I could find a home with the realtor and they would work with me and realtor to find suitable mortgage. Is this reasonable to expect? I always though pre-approval was better than prequal? Please advise - thanks in advance.

Want to buy a home within the next few months.......

This is our situation, we are about a week out in finalizing our refi on our condo (from 6.25 to 4.37)...We would like to buy a home in the next few months and lease our condo. Our credit scores are around 740-750s and we gross about 105K a year. We were told by a lender that we could keep the condo and buy a home at about 340K-350K keeping the taxes at about 6Kyearly. My question is there anything you can tell us we can do before we enter in the process of buying a home ( we have about 15K for down payment)....Should we wait on buying a home? Should we go with a 30yr or try for a 5-7 yr arm?How can we get the seller of a house to lower their price and also pay some of the closing? Any help and/or direction would greatly be appreciated.

We currently live in a condo (currently refinancing to lower rate 6.25 to 4.37)...
Do we qualify for the 1st time home buyer credit?....What is the best way to get the seller to lower their listing price and chip in the closing cost? We currently have 15K for down and could get a home at 350K to 370K. Any help would be appreciated.

Hi,
I am using an agent to search a few towns over. I want to use a local agent with more knowledge of local comps. When I asked him to recommend someone there he said he can show me places there. I don't think that's his area of expertise though. What should I do? Does anybody have a rec. for a local realtor that knows Woodbridge, NJ?

Please help.....we own a condo in NJ.....30 yr mortgage @ 6.25 bought for 158000 6.5 yrs ago now owe 141250. We would like to refinance to lower our monthly payment and get rid of the PMI. Question is can we refinance if we want to rent our condo and possibly buy a home in 6-8 months. Our credit score is about 725. We have a household gross income of 103000. Is it possible?
