I'm a first time home-buyer and I need to know a property value.

I'm a first time home-buyer. My agent told me to ask my lender for the property I'm interested in for its value. My lender told me to ask my agent for a CMA to determine the property value. My agent also told me that if a deal is made on the property with a price over the appraised value, I wouldn't get the full amount of the loan that includes the excess amount. If I cancel by then, I would be responsible for the appraisal fee and other fees I don't remember what. My lender told me if the agreed price is over the appraised value, I would have to re-negotiate for a new price. The seller may walk away.

So, who has the information of a property value? Is CMA adequate to predict a property's value? Can I not pay for any fees if I or the seller cancel a deal?

The info on this property is not up date. There are 3 bedrooms, and it is 1670 sq ft.

i noticed a house in Alhambra, CA (819 S 6th Street, CA 92117) is listed as 1400 square feet on Zillow. Actually square feet at the LA county is 1786. So I'm wondering if this could affect the actual estimate for this house?

Californians can petition their property tax assessor to reduce property taxes if they can produce comparables that justify a lower assessed value. Does Zillow factor this into its Zestimates?

In fact my property should be priced more as it is a corner unit, with just one neighbour instead of 2 in case of others and has additional windows and in on highest floor (3rd floor).

I have 2 duplexes in Alhambra, CA. They're on the same street, side-by-side. This morning, I received 2 notices from Zillow telling me that one has dropped by 0.8% and the other increased by 0.5%. How is that possible? The addresses are 435&437 Elm St, Alhambra, CA 91803.

I heard that there are many loan modifications company who just take people's money. I was wondering where I can find a reliable one in Los Angeles?Ã‚Â
We have been paying our monthly mortgage on time, with help from parents. However, we are definitely on financial hardship. I talked to a third- party loan modification expert, and said we have a higher percentage of getting a loan modification if we have delinquent payments. Is this true? Will it affect my credit if I didn't get approve for the loan modification? If given the lower interest rate, will my interest rate go up after 7 years? Is there a closing cost?Ã‚Â
