Refinance < 50% Owner Occupied Condo

I have excellent credit, LTV of about 70% etc. But my home is a complex that is being converted from lease to ownership with 35-40% currently owned and the rest leased. I had no trouble buying my place but my refinance keep falling through. I am an extremely low risk borrower but most lenders will not do the refinance loan because of the % ownership despite qualifying easily for good rates.

I want to convert my 30 yr 6% to something 15yr with a current rate (lower obviously). Without a ton of fees from say FHA, not gonna pay FHA 1.75% fee to be insured when I am low risk prime customer.

I tried using the quote but no one seems to read the msg field and I have to do a back and forth with each one to find out if they can do it.

Can anyone here help?

Making Home Affordable re-fi wrong automated value

I have a loan that is serviced by Countrywide and owned by Freddie Mac.

I bought it for $142,000 in Dec. 07 and put a 1100 sq ft addition on to it. I have an appraisal from Oct-08 of $312,000.

When I called Countrywide today, they said that they have to look it up in an automated tool called the "Home affordability Agency Valuation" and use that value, which was $120,000. I owe $247,000 on it so they said that it was not eligible.

Is this true? Does it all have to go through this automated tool?

Non-Warrentable Condo (Primary Home) Refi

I went to refinance my town home but I found out that its classified as a condo and that the complex is 55% rent, 5% for sale, and 40% owned with more being made sellable as people buy the ones currently for sale. I had no problem getting a loan initialy (Jan 08) and was never told about the concept of Non-Warrentable at the time. But right as I was about to complete a refi the lender backed out due to this ratio. My credit is 750+, my LTV is 75% (with a formal apprasal allready done) etc ... can anyone do a refi at the good rates I am seeing despite the warrentable issue? The area is a very desirable suburb (Chesterfield outside St.Louis) and the condos were converted just 2 years ago.
