Why does Zillow still list homes as "for sale" when many of them have been sold over six months ago?

I have noticed that many of the homes listed as "for sale" here in the SF Bay area were actually sold, some more than six months ago!!

It seems that Zillow's listings are way out of date. This leads to a complete waste of time when I phone real estate agents to inquire about a house, only to be told it was sold many months ago.

I can understand a delay of a week or two, but this is ridiculous!

I no longer use Zillow to look for homes for sale around here. Redfin is much more up to date.

Unpermitted addition?

We are very interested in a house that is listed as a 3br / 2 ba. When I look on Zillow or PropertyShark, however, it is listed as a 2 br / 1 ba, which makes me wonder whether the master suite was an unpermitted addition. Here's the wrinkle: the sq ft in the listing is the SAME as that listed on both Zillow and PropertyShark. How can the square footage be included in official records but not the bedroom or bathroom? (It does not SEEM to be a garage conversion: the house has a garage attached.) More importantly, how do I find out? Also, assuming that it is an unpermitted addition, what does that mean? Do we have to get it permitted? How do we do that? What if it's turned down? What else am I missing? Of course I'll talk to my agent about it, but I wondered what the rest of you think. Thanks for any info/advice that you have to offer.

Why is the transaction not included in a Zestimate?

Why is the transaction of our purchase of our home (1 year ago) not included in a Zestimate? The purchase price clearly falls on graph, indicating that the purchase price was not suspicious. I don't know why Zillow is not including it???

Mortgage and death

I'm hoping nothing ever comes of this but,

After the birth of my son my wife has had issues with PPD, while I hope nothing ever happens, and we are actively working to make sure nothing ever does happen, does anyone have advice on how to protect myself, and my son so if something DOES happen to my wife (and yes, I'm thinking suicide here) we aren't totally screwed.

We have a mortgage for roughly 80% of our house (depending on the day obviously) while I can just about pay the mortgage on my salary, living on my salary while playing the mortgage isn't going to happen (especially with a child) life insurance isn't really an option since I'm pretty sure no life-insurance covers suicide, I'm guessing mortgage insurance would have a similar problem, so, anything I could (or should) be doing to protect us (or anyone I should be talking to about this, I'm not exactly knowledgable about the US legal systems in general).

We're going to need a fridge and washer/dryer. Where do you recommend? Are name brands worth it? As for fridge, what do you think about the various styles? (Freezer on top, side-by-side, freezer on bottom,) Any other pearls of wisdom?

Worth asking current lender (CitiMortgage) about refinance rates?

I'm looking to refinance my home loan, we owe about 399k on a house that zillow thinks is worth about 525k, now depending on what the bank thinks this could be fine, or could be bad I believe (if it's under 500k I assume we start to run into issues with LTV ratio). Is it better to just ask my current lender (CitiMortgage) since we've pay on time every month and have done for the last 2 years (since the origination of the loan), or better to go to the market?

the sale date is correct, 10/2003, but the sales price is listed at $400,000 when it was actually $550,000. how do i change it so it is correct?
