As a technologist, I am familiar with social networking and technology. Moving into the real estate field, I was wondering if it is worth the time to try to get business from there or better to do the old fashion techniques of driving around the neighborhood and face-to-face networking?

Is this a good time to go full time in the real estate industry?

I found out that my company was having some major financial issues yesterday where heads started rolling and the chances of the company being around in the near future is slim.

I have been doing real estate on the side part-time and don't know if this is the right time to go full-time. Since in the real estate industry if you don't sell you don't get any commission. I don't know if I should look for another salary job to replace this job?

Getting a loan after leaving your job?

In August I was able to get approved a loan because I have a very good paying salary job and credit score. My company currently have some financial issues and a couple of people are leaving including myself. The company still want me to consult with them but most likely I would not be getting anything close to what I am making (Maybe 50%).

   I recently saw a couple of lower cost houses which I liked and is about 40% cheaper then the other house that I got a loan for.

   Would I have an issue getting a loan now that I don't have my salary job?

    I am never in this position before and I did got a couple of job offers that pays even more than what I was making but wanted to take some time off to relax a bit and spend with the family.

Investing through a REIT?

I was talking to an experienced realtor this evening, and he was trying to get me to create a REIT so I can pool a couple of investors for downpayment on a place, renting it out and selling them later for a nice tidy gain of 16%+.

I have no experience on a REIT and hate to invest on something that I do not fully understand. But since I am coming in the real estate business I need to understand this more and wondered how you start it and if you got any good result.

I am in the Los Angeles area so there might be certain rules and regulations on the formation and operation of a REIT.

How accurate is Zillow's neighborhood safety ranking?

There are a few neighborhood that I was looking into purchasing and most of them are ranked 5-6/10. I droved through those areas many times during on different days and the areas are normal and very calm.

What does Zillow use for their ratings? Or are their ratings similar to their value estimatator, where they are close but not accurate? I just throught that 5-6/10 are not good.

"All Cash Offer" vs 20% Down/80% Bank

When I was taking real estate classes many years ago, the real estate instructor keep saying that "all real estate transaction is an all-cash offer, since the seller would get paid in full when the transaction is complete". Many people believe that "all-cash offers" are when the buyers have the full amount in their bank which they can write a check. Regardless, I just want to see if someone can clarify this.

  For a seller, there are some advantages to take a buyer that offer "all-cash" over buyers that need financing. I was recently in a real estate transaction where the seller took my 20/80 offer over an "all-cash" offer. Unfortunately the deal didn't went through because the appraisal price was $100,000 less, which means that I would have to pay the $100,000 difference since the bank would only lend 80% of the appraisal price.

   What I am curious is why the seller chose my 20/80 offer over the "all-cash"? My agent hinted that I was paying more. How much difference would it have to be in order for a seller to choose the financing over "all cash" compare to the less hassle and quick closing of the all-cash? $5,000, $20,000, or $50,000?

   Reason why I want to know is that I might want to salvage the previous transaction and wanted to figure the estimate of the other "all-cash" offer and how much I can offer to get the deal back again.

Close of cancelled escrow procedure

   I put down a $15,000 deposit in escrow for a house I was able to purchase. Had to cancel because the appraisal price was $100,000 less than what I offered.

    I emailed my signed escrow cancellation to my agent last week and got a signed escrow cancellation from the seller. My agent mentioned that the "person in charge" was out of town and she will try to get a hold of him/her or as the buyer I should try to do that. What came to my mind is isn't escrow is cancel when both buyer and seller mutually agree? And almost right away that the deposit should be given back? And was kind of fees are deduced by escrow since the transaction is cancelled?

    First time dealing with this and definately would not be the last time.

I own a unit in 12 unit complex, all units have same square footage and same size garage and are identical looking? Why do they vary over $30,000 in price per your estimates?

I own a condo in complex named Nueva Casitas in El Monte, Ca, that was built in 1978 and all units are 1200 square feet and absolutely identical except that there are two units that are attached. 8 units are attached by garages and 2 units are unattached. Why do they vary today from $273,000 up to $306,500? They all have 2 car garages, sold for same price new and pay same condo fees.
