Looking at street view the street is listed as Lehrer St. instead of Kilkee St. Kilkee St. is the correct name.

I figured I'd lighten things up a bit and maybe we can compare notes on some of the dumbest things we are asked for on a daily basis.

I'll start. I had to show where a large deposit came from, it was from the sale of a car.The car was listed as an asset on the 1003, I showed the check received for sale of the car, the deposit into the account and the notice of transfer and release of liability on the car. U/W has come back asking for a copy of the title to said car.

Thinking ... how would they still have the title to the car if they sold it?

My wife and I are (FHA) purchasing a short sale. The defaulted owner was going to rent the property while we were in a 'pending' status, so we opted to rent it rather that risk having sub-par tenants possibly wreck the place. This is to be our primary residence and NOT AN INVESTMENT PURCHASE.   So here's the question:
I have owned for over ten years (sole title--owned prior to getting married) the other property (with 66% LTV). I currently rent by the room (3) with seperate year leases for each room. I opted to to this as I keep my office in part of the home (downstairs) and I use part of the property for business storage. A roommate situation afforded me legal right to access the property.
So here's the question...CAN I REFINANCE AND CLAIM OWNER OCCUPIED?
I currently have a 6 1/4% (30 year fixed), and of course I'm looking at 4 3/4% with owner occupied terms. Technically, I still reside there (my business/office) and my spouse is not on Title. Since I have not closed on a new loan, I am not OWNER OCCUPIED at another property... legally.... correct?

I just want to reduce my mortgage interest.

Ideal borrower: 750+ credit, min revolving, (20 years credit/ zero late ever)

AND IF YOU'RE STILL READING....  I because of incorporating, have significant less income than in years past (inc as of 08) and may require spouses income to qualify for new loan (discussed streamline with current lender but will require full doc as wasn't 'full doc' when I refied in 2007). I don't mind putting her on title. Giving out this information as might be relevant.

Worst case scenario... Best RATE for investment property refinance??

I went to see the property and the person leaving there said the property only has 3bd and 11 1/2 bath. The other bedroom and bath dont have permits and the city posted a notice on the propert down at the county tax office with other items not within city code. Open case with the city code office.

our current PMI holder declined to insure with the new refi lender, said appraisal wasn't accurate??

The new lender, Mission Federal approved our loan and our appraisal, although low in most people's estimation, it has increased since we purchased it. I hope so!! we have put alot of work and money into it. but the ltv is 91%. We have 810 credit and money in the bank and perfect payment history. The PMI company went with LPMI on the original loan and it was a 95% loan but now they don't feel the value is there when the property came in 15,000 higer this year. Can they just blow off the appraisal? Mission is trying to work with me, if I pay the loan down so I can get to 10% ltv they can go with the companies they usually use but they require at least 10% ltv. Do I have any recourse with RADIAN?

HARP and my debt to income ratio

If I have a very high debt to income ratio will that disqualify me from refinancing my loan through HARP? What is the maximum debt to income ratio I can have to qualify for HARP?

I had one lender tell me that my income did not need to be verified and my DTI doesn't matter, is that true?
