Financial transactions during preapproval

I'm in the preapproval process for a home I've made an offer on. Several loan officers have suggested that I minimize any type of financial transactions while they work on my applications. They specifically mentioned any extra deposits or withdraws from bank accounts, etc. They also said that I shouldn't sign the lease or finance paperwork for a car that I ordered 2 months ago that is to be delivered next week. Are they being overly cautious or is this typical? And when would I be able to resume these types of transactions (after obtaining the preapproval/loan or after close of escrow)? Thanks!
