Why estimation for this apartment in terms of price per sq. foot is below average (280 vs. 330)?

The apartment has a prime location wihin 0.3 miles from both Davis Sq. and Tufts, it is on one-way quiet street. It has hardwood floors, new electrical, plumbing and heating/cooling system, 2 decks, 3 parking. Why the estimation is below average for this area?

This condo isn't in Somerville, is it? It's in Medford, right?

When I looked on Google maps, there was nothing for 180 Boston Ave in Somerville, but then I found it in Medford. This is a fairly big mistake... and on every real estate site I've looked at, it is still listed as being in the wrong town!

The house I like have a rediculiously high asking price than it's true value, what should I do?

We had been searching for houses for months.
Finally saw 2 of them that there is a definite possibility for us in MA, Boston suburb.

But the asking price is way over the Zestimate and city assessment. Actually one is 65K over, another one is around 50K over.
And both owner bought the house around 2005 to 2007, so of course I will be hesitate right now to even pay as much as they paid 2-5 years ago.

Is there anything I can do in this kind of situation. So I just give them a low offer that I think what the house actually worth? Which is almost 60K below what they are asking.

Buying a unit in a condo with less than 50% owner occupancy

I am attempting to buy a unit in a low-rise condo building with less than 50% owner occupancy. The 29-unit building is owned by a developer who decided to wait on converting the building to condos until the market rebounds. One of the first buyers is now selling her unit (it is one-bedroom unit and she is expecting a baby).

I am extremely interested in the property as the unit has been completely renovated, it is in my ideal location and the price is very good. I have the 20% down-payment and a credit score in the high 700's, however my lender will not approve the property due to the occupancy levels.

My realtor has recommended financing through a credit union instead of my big name bank. Is this a safe/smart idea or should I just walk away?
