When I look at greatschools.org, the scores are significantly different. For instance McLean high is 9/10 (and not 7/10 as zillow indicates). All schools (elementary, middle and high are 9/10). Apparently Quicken has an agreement with Seterus that allows them to refinance mortgages they service (Seterus is only a servicer). So I contacted them today and it all sounded good - but something about the conversation seemed shady or smelled like a scam. I was asked to pay 300 of Good faith up front. The rates were good, and no appraisals were required. Everything is done online or thru the phone. IT was a gut feeling - too good to be true or something about rushing through it all. I did a google search and found alot of negative feedback and similar stories - it was enough to make me want to dig further and get more examples.

I found on Eopinions site alot of positive feedback - but it looked as if it was all fake feedback entered to boost overall star ratings (accounts were setup almost daily to submit a 5 star rating and user never posted again). So again, very suspicious.

I just want to gain more feedback on any type of deals with Quicken Loans from anyone - good or bad.

Anything is appreciated.

Thanks in advance.

72 replies Fri, 13 Apr 2012 01:01:00 GMT http://www.zillow.com/advice-thread/Anyone-have-experience-or-feedback-on-Quicken-Loans-Refi/438855/ 2012-04-13T01:01:00Z Contract Ratification/Termination http://www.zillow.com/advice-thread/Contract-Ratification-Termination/536822/ I signed a contract on a new construction home a few days ago (delivery date is September). Aiming to purchase a $300k property, saved up 60k downpay, built credit score>750, making over 100k on W2.

Before I looked at any property, before I found a real estate agent, my boyfriend's broker introduced me to this very old-school lender. For a simple pre-qual, he asked for a long list of documents that are typically needed for closing. He made very first process more complicated than applying for college for a young first time home buyer.

I've been fuming since yesterday and I'm about to type up a letter that basically says: "I don't want your loan product anymore. I understand that I need all those documents eventually but you are asking too much of my time and effort at the very beginning. I know that from a lender's perspective, you want all documents lined up at the beginning so when closing comes your life will be easy. But from a borrower's perspective, I just need an easy pre-qual letter to start my home hunting process and I'll provide more documents later. Are you so risk-averse that you have to stall my home purchasing process at the very beginning? Are you customer oriented?"

Anyways I came to Zillow and typed in my numbers and got a pre-qual letter in half an hour. With my numbers plenty of lenders are willing to work with me.

I know many lenders are very rick-averse after the 2008 collapse. But for a new generation of home buyers, we don't like any attempts to make our life more complicated than it needs to be.

22 replies Wed, 26 Mar 2014 13:52:00 GMT http://www.zillow.com/advice-thread/Having-bad-experience-in-pre-qual-please-advise/533857/ 2014-03-26T13:52:00Z High income, low credit score...what can I qualify for? http://www.zillow.com/advice-thread/High-income-low-credit-score-what-can-I-qualify-for/536207/ I'm one of those folks who just doesn't borrow money. I make a fairly high income (about 180-190k), have worked for the same blue chip company for years, and have a small car loan and a credit card with a small limit (mostly so I can shop online). I recently checked my credit score and it's only in the high 600's. Apparently, I'm being penalized for not borrowing money. I bought the car and got the credit card about 2 years ago specifically to goose my credit score higher.

So now for the question...based on my income and expenses, I THINK I could easily afford to borrow about 500k for a home, but I've been reluctant to apply for a pre-qualified mortgage since I don't want to drag my credit score down even further. And apparently, with today's market it's hard to shop for houses if you're not pre-qualified. My wife and I just had a baby and have been "casually" shopping online for a home.

Looking for some advice on how to proceed. I'm tired of spending $2k/month to rent when I could buy instead and get a fat tax deduction.

Any advice would be very much appreciated.

7 replies Sun, 13 Apr 2014 00:38:00 GMT http://www.zillow.com/advice-thread/High-income-low-credit-score-what-can-I-qualify-for/536207/ 2014-04-13T00:38:00Z Is doing a "For Sale By Owner" the right choice for me? http://www.zillow.com/advice-thread/Is-doing-a-For-Sale-By-Owner-the-right-choice-for-me/534645/ I have a home in the Lynchburg area and trying to determine if I should go through the headache of selling the home myself, or hire a Realtor in Lynchburg.
