I am looking to buy an appartment in Miami Beach or in West Palm Beach, Florida. My conditions are good quality and best bargain in this sector of quality. What kind of mortgage could I qualified for ? I am not US citizen or resident. What kind of property searching is better: Foreclosure; execution; pre-executon; Re-owned etc. ?

1. How is the list price of a foreclosed property determined? Market value plus or mortgage amount?

Is an appraisal done? Is there a percentage factor above an appraised price?
Is the outstanding amount usually equal, higher or lower than market value?

How can I qualify for a loan modification if i'm living off of savings?

I live in Miami Beach, FL. I bought my condo for $225k in 2005. The balance on my mortgage now is $180k. I have an ARM. Unfortunately, the short sales in my building are going for $108k. I'm self employed but have no income because of the recession. I'm living off of savings and am current on my mortgage. The bank won't talk to me because I don't have income and they won't count the savings. How can I qualify for a loan modification so that when rates adjust I'm not in trouble?

Lived in my condo 2y years and 7 month. I am delinquent 4 month with everything,
hoa is high, proptax and mortgage. I am getting a tenant. I am moving out to stay
at a friends and to sleep on their sofa.
Do i have to stop homestead now? Do i have to inform the lender that i am renting
out the unit? Anything changes?
