What is the criteria used in making a Zillow home zestimation?

I have looked in areas around where I live and I see homes of better quality, better upkeep who also have a higher city estimated value than Zillow has put on some homes. My neighbors home is a good example... Zillow has this homes zestimated value at $190000+ but only has a real estate accessed value of $158000+. A home a few doors over has a higer city assessment and has almost the same square footage and 1 more bedroom but Zillow gave it a lower Zestimation. I sometimes find Zillows zestimations to be quite confusing.

So I am asking "What is the criteria used in making a Zillow home zestimation?"

The button to create an estimate doesn't show up on my home's zillow page, but I can see it on other homes just fine? Is it because my home was newly built about a year ago? I really would like to create my own zestimate, since they don't have one available for some reason. Thanks if you can help me out.

this home has 1.5 baths, why isn't it listed at that? Wouldn't that increase the value?

This house was vandalized and graffiti read "Crips" all around the property...

When looking at this house we found graffiti in the garage that had been broken into and on the back fence. I noticed a lot of house for sale in this neighborhood. Could it be due to the "Crips" gang activity? Is this neighborhood getting better or worse? How safe is the area and how bad is Norview High School? I kinda know the answer but would like to hear from someone else. The house obviously needs a lot of work but the gangs would be a deal breaker because I'm trying to live a long life.

We are renting 441 westover mews. sq ft is only 1750, not 3962 sq. ft.
