July 2009 vs. July 2008 YTD - Single Family Homes

New inventory (the number of homes going on the market) decreased 9.4% (155 YTD 2009 vs. 171 YTD 2008). There was a 46% decrease in the number of sales (28 YTD 2009 vs. 52 YTD 2008). The average sales price of homes that have sold decreased 15% to $586,888. Overall, the average sales price for single family homes that have sold in Rockland County (inclusive of the river villages) was $441,116, down 15% over the same period last year.

July 2009 vs. July 2008 YTD - Condos

New inventory (the number of condos going on the market) decreased 16% (69 YTD 2009 vs. 82 YTD 2008). The number of sales decreased 4% (24 YTD 2009 vs. 25 YTD 2008). The average sales price of condos that have sold increased 7.4% to $473,750. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the river villages) was $285,084, down 2% over the same period last year.

I just received an email from Zillow stating that values in Nyack just decreased 16.3% in the second quarter of 2009 with an average sales price of $398,000. I don't feel that is an accurate reflection of our market and wanted to offer clarification. Please note, that there are actually several towns that share the Nyack zip code of 10960, including Grandview, Upper Grandview, Central Nyack, Upper Nyack, Nyack and South Nyack – even parts of Piermont. Here is the 2009 2QYTD market as it compares to the 2008 2Q YTD market of looks like in the 10960 zip code, excluding Piermont.

2Q 2009 vs. 2Q 2008 YTD - Single Family Homes (10960)New inventory (the number of homes going on the market) decreased less than 1% (100 YTD 2009 vs. 101 YTD 2008). There was a 52% decrease in the number of sales (16 YTD 2009 vs. 33 YTD 2008). The average sales price of homes that have sold decreased 3% to $661,991. Overall, the average sales price for single family homes that have sold in Rockland County (inclusive of 10960) was $438,084, down 14.5% over the same period last year. 2Q 2009 vs. 2Q 2008 YTD - Condos (10960)
New inventory (the number of condos going on the market) decreased 8% (34 YTD 2009 vs. 37 YTD 2008). The number of sales remained virtually unchanged (13 YTD 2009 vs. 14 YTD 2008). The average sales price of condos that have sold decreased 20% to $366,154. Overall, the average sales price for condos that have sold in Rockland County (inclusive of 10960) was $281,419, down 3.2% over the same period last year.
