WHY IS THERE A BIG DISCREPANCY BETWEEN A RECENT SOLD PROPERTY AND MY CURRENT ZILLOW PRICE

Im currently in process of a bankcrupcy. I need to get an equivalent of an appraisal for an estimate of my mobile home. The most recent comparable sold for $35K just across my street. Though my home is listed at $345K in zillow. My home is NOT worth $345K, and I do not own the land.

My lot and home have been greatly improved yet you have my lot at an estimated value of $210,000 while my next door neighbors are in the 240's and high 230's. In July my home was actually appraised (conservatively) by the refinance lender at $219,000. Unfortunately, my neighbor across the street was foreclosed and the foreclosed sale was $210,000. I would like the estimate of my home to reflect what you've indicated for the homes surrounding my house.

Looking for a two story house with 3 or 4 bedd rooms with master bedroom on first floor with 2 and a half bathroom. At least 1,900 square feet. A nice back yard.

The home right next to mine is valued higher and yet it is completely unfixed. Why?

The home next to mine sold for a high price (before the real estate drop) perhaps that is why it is valued higher? And, yet it is a much lesser model of the same floor plan and home. No fireplace. No new plumbing. No new landscaping, Etc.

All the homes west of college in this area should have Ivey Ranch listed as Primary Grade school.

Empesa is Vista school district and Ivey Ranch is Oceanside. College is the divider between Districts.

Complete new kitchen and appliances in 2006. Added ceiling fans to the bedrooms and dining room. Painted interior in 2008, New carpeting in 2009.
