Attic insulation and conversion tips( full bath and large common room with storage with pitched roof

I have a finished bedroom -small in the attic which I would like to convert to a full bath ( it has hard wood floors which I would like to keep) Full attic space needs to be insulated and then perhaps beadboard finishing with some storage in eaves for a large mostly open common room(chimney still exists) Any suggestions as I am trying to do this economically.

Urgent, Problems found during the final walk through

Hello Everyone,

1. I notice the ceiling of the master bed room has water damaged. Seller's broker told me it could happen a few days ago;
2. The walls have many screws, nails bolts which were for the picture Frame, the seller did not remove these screws and repaired them. Is seller's responsibility to repair them?
3. On one bed room, the carpet has blood and dirty. Seller's broker said the top o that area used to have bed so we did not find them before. Is seller's responsibility to clean?
