Loan officer and real estate advice...

I'm thinking of making an offer on a bank owned property. The listing agent says I must be pre-qualified by his lender. When I called the loan officer I asked him if he were going to reveal the upper end of of what I'm qualified for to the bank. He said "yes!" I'm not comfortable with this at all. When I gave him the information needed for the pre-qual letter I told him that I only wanted to offer a certain amount. Now he is telling me that he knows there is a cash offer and that if I want to win the deal I should offer what he says. I don't think he's also a real estate agent, but how does he know about a cash offer on the property?

How do I post an open house to a property that is already listed? I have my property listed under a for sale by owner service. I am having an open house this Sunday and would like it to show up on Zillow.

We have a single family 2 car garage, built 2005 4 bedroom, located just outside of charles town, wv. Home is 10 minutes from Marc train making it an easy commute into DC. I have pics if interested. Our home is worth 250 of course we would make the difference up for your home.

What if seller does not deliver on home repairs?

After viewing a home on a cool morning, we had an offer accepted. When we had the home inspection done, we found that the HVAC system was completely dead and needed to be repaired. Since the sales contract had the verbage that all electrical, plumbing and HVAC systems would be in working order, we asked the seller to sign an addendum saying that they would replace the HVAC system prior to closing. The seller signed the addendum and agreed to do the replacement. We are supposed to close TOMORROW and we went by the house and the HVAC isn't done. We have everything on our end ready to go and the sellers have made no mention of the work not being done yet. What recourse will we have if we show up at closing and they do not have the receipts/confirmation that the repair/replacement was done? We are not in a position where we can afford to sue them, and they don't seem to be making an effort to try to extend the close date to accomodate any necessary extra time. (The seller's agent has not brought this delay up with our buyer's agent yet either.)

Reston Housing Market

According to Zillow, values in Reston are starting to increase. Do people think this is the case?

Or do you think that the declines were exaggerated and the values are being corrected?

The Washington and Northern Virginia areas are not as hit by the unemployment as much of the rest of the country. Also based on looking at a listings website, it seems that the number of listings in Reston is declining. So these factors would indicate a rebound was possible. However I think the psychology about the future is not very positive, so I would think that could drag real estate down.
