How updated is your information on your site? I called a realtor about a home that was listed and he said that information on that home is old and been sold.

I just started a discussion for this but perhaps the Q&A route is the better way to go. Transaction data for my home (11532 Nicholas Trace Ct, 23113) improperly excludes an "arms length" sale that was below the Zestimate at the time but includes a sale to a relocation company (compensated to take a loss on the sale) shortly thereafter that was suddenly much lower than the first sale. I don't think there was anyway for the Zillow software to know which sale was proper and which wasn't, but is there a way to correct this data? It leads to a very large discrepancy in home values between neighboring homes.

Correcting "Transaction not included in Zestimate", or how to correct?

I understand, in general, how the "transaction not included in Zestimate" feature of the homes sales data is used. Obviously, really 'high' and really 'low' sales data should be excluded. It seems to be generated randomly though and isn't always consistent.

Take 11532 Nicholas Trace Ct in zip code 23113. Here is the data:

10/08     467,000
7/08       540,000*
10/00       89,000*

The sale in '00 was the sale of land and should be excluded. The second sale in '08 was from a relocation company that had been compensated for selling the home at a loss (no way for Zillow to really know this other than the price is suddenly much LOWER than a very recent sale). The first sale in '08, however, is an arm's length sale. When the house was sold in July '08 the zestimate was for over $650,000 but yet this sale is not included in the Zestimate? It leads to a very large discrepancy between the Zestimate for this home and for neighboring homes.

If anything, the first sale should be included and the second sale excluded. Any way to correct?
