How can zillow zestimate this home at 251K and next door at 195 Stutz 304K?

This house was built in 1995, and has over 1500 square feet. #195 was built in 1990 and has 1300 square feet. This makes no sense. (Taxes on 175 are low due to Senior Freeze-this should not effect value) Explain large discrepancy in valuations.

The neigboring homes range from a high of $598,00, 289,756 and 236,953. Your estimate of the property is $225 per sq ft, this doesn't take into account the property bad condition. How do you estimate per sq foot price when this much repair needs to be done?
