We are not builders or developers, but we bought this property knowing it would be more valuable once we obtained more road frontage (which we did.)<br/><br/>We had a preliminary survey done with a 3 lot subdivision. We already had successful perks done based on this plan, assuming the house is removed. Zoning told us that due to the slope of our land, we can get one extra lot next to the preexisting structure as is, but not two. Perhaps a creative developer can do more with this piece than we are aware of.<br/><br/>We want to sell as is (without finalizing a subdivision) anyway, because my dad advised that we would incure a lot of capital gains taxes on the extra lot(s) if we sell separately from our primary residence.<br/><br/>We plan to update our survey to show the two pieces on the same survey and also include river frontage that was not shown on earlier surveys.&nbsp; We want to make sure we get the value of the house and two lots at a minimum.<br/><br/>Is there anything else we should be doing in advance of marketing? And is there some approach to selling we are overlooking? That sounds great! The remaining portions of the report said there were no homes sales in a one mile radius during that time but there were 5 <a href="http://www.zillow.com/homes/for_sale/fore_lt/">foreclosures</a> in a half mile radius of me.
