I currently own a home (primary residence) in South Florida and I am looking to refinance but I am underwater. What should I do? On zillow my home is worth $208k. My remaining loan is $234k. My current interest rate is 6.5%. I am 3 years into a 30 year loan.

I have been working the condo market in Brickell now for a number of years and must ssay that the deals I have seen come and go in the last couple of months have been aamazing to say the least. Now it's easy to understand how someone that is not familiar with the area or with the values per square feet in Brickell would think otherwise. Let's face it, Brickell is not an up and coming area, it is an established upscale community that grew dramatically in the past couple of years. The Brickell Skyline transformed right in front of our eyes and now there are highrises left and right. Now it is a numbers game, the more inventory the more of a buyer's market it becomes and this is where we are at today......but for how long???

There are many folks predicting the future, some say it will take many years for the Real Esate market to turn around others say maybe by 2011 we will see things start to turn the other way...so who do you believe??

I think it's simple look at the numbers, look at the facts and then make your decision if this is the time to buy or not. I look at the numbers constantly and can tell you inventory has been decreasing since January, there are not half as many foreclosures on the market today as there were 4 months back. Many foreclosures are selling at list price if not higher due to mulitple offers, some are selling within days of coming out on the market.....Developers are begining to see the light and lower the prices on the unsold units to get them sold.....Owners are doing loan modifications to stay in their condos.....combine all these ingredients you will slowly move into a market that is not so saturated and prices will begin to level out.... may not happen tomorow or next month but if you are looking to buy a condo in Brickell are you willing to let the train pass you by?
