My fam was 1st occupants in newly finished house, May 1957, not '52. We lived nearby (Elberon) the year before and sometimes visited to see progress on 76 Ridge.

The "family room" was originally a patio. My dad enclosed it and built the bookcases. The interior side of the wood facade has gray paint, applied by me, his 6-y-o assistant!

Refinance Original Loan , Line of Credit, or both and in which order?

My home has 27 years left on its original mortgage. I put 20% down and took out a mortgage at 5.875% , 30 years fixed for the remaining 80%. I do have a line of credit that I rolled over all existing debt to which totals about another 7% of the home cost. The line of Credit is at prime + 2%, which is not great (but fine for now with rates very low). Over three years, I have paid off about 5% of the original loan through mortgage payments and additional principal payments. If I were to refinance, should I refinance the original loan first, and then the line, the opposite order, or both simultaneously. I expect home values today to be appraised at about 10-15% less then 3+ years ago although the comps would still be not too bad as not much has sold nearby for much less. I do not want to refinance and do it in an order which is disadventageous to me. I'd love to roll both in to a new fixed rate, 30 year loan, but together they total about 90% of the original puchase price, and possibly more with the LTV worsening with values dropping. Any general advice from someone who went through the process before would be appreciated. Sorry for such a long question and thank you for your time.

You still have old tax and sq ft data from the previous house that was demolished in 2003 and replaced with new house (purchased 11/2005)
