It would take about 3+ years to come up with 20% to put towards a conventional loan and have an emergency fund. This would probably be Ideal as I would not have to pay mortgage insurance for the life of the loan but I am worried that if I wait 3+ years I would miss out on taking advantage of the suffering market and lower interest rates. It will be just be her on loan. Lots of obstacles. We have approval through DU, but I am concerned that the issues May cause denial. Here's the basics: 645-680 credit scores...median he used was 660. Short credit history, one active account is 7 mos old, one is 5, one is 4. No other debt. Credit limits are around $1500 total, balance is currently $25 on one card, 0 on others. When he pulled report, it showed a higher balance because it wasn't updated yet. Work history, same company since 2008. Took off a year in 2011 for health reasons, then went back to work for 4 months then took off for health reasons from Aug 2012-Feb 2013. She will be back for a year in Feb. 2011 didn't file taxes because she didn't have income. 2012 shows $13,000. Her pay is $16/he, 40 hrs /week, so about $33k/year. 2013 taxes will show about $31k because she started back in Feb. Our health insurance comes oit of her check and is $950/month. I know it isn't counted for dti, but I have been told it could be an issue because her net is only 1600-2000 per month after taxes and insurance. Rental history, no cancelled checks available, we paid cash into her account because we didn't know we didn't to prove it for mortgage, stupid I know. landlord would write letter (private owner). We have been with her since may, had a management company prior to that that isn't easy to deal with. Could Possibly get a letter from them. $10,000 to use for downpayment /closing costs. Dream loan, I know, but it's what we are working with.
