We've been building this house for 6 months and are supposed to close in 2 weeks so now I am left scrambling to plan for a worst case scenario in case it can't be fixed. I paid in full, with cash, so I have no mortgage at all. I have been living in it, with the intention to rent it out someday.<br/>I am thinking about buying another house and beginning to rent this townhouse. Only downfall is I am self-employed and my last two years of income average at $41k (I know this is what lenders look at to determine affordability). This gives me such a low loan amount, approximately $136,000. In Denver, that doesn't go far. <br/>I am wondering how can I use my townhouse to it's fullest advantage to get a better loan amount. I do not want to sell. <br/>Should I take a loan out on the townhouse and apply towards my downpayment on a new place, then rent it out? Will this hurt my credit? Or should I keep myself out of debt and just rent it out? However their rate is 4.625% right now for me on a 30yr/fixed.<br/><br/>I saw 930+ reviews on First Financial Services Inc. here on Zillow but am curious if they truly are as good as the reviews sound. They are offering a 4.0% loan which would save me hundreds of dollars. But I read countless yelp reviews saying run the other way from First Financial. I just want to see if anyone has personal experience with either, or ideally both companies and could provide a first time buyer like myself with some help. I got approved for a 110,000$ home loan. Then about 2 days later my loaner called back. Stating that I cannot receive a home loan due to the fact that I am on commission pay. I been with the company for 11 months now. The base pay is 1750 on the 25th of the month, and on the 10th its all commission. Which most of the time is about the same give or take couple hundred dollars. Averages 3500$ a month before tax. Is there a loophole around this??? I dont want to wait 1 more year..
