I'm having difficulty figuring out who to ask/where to look for an 80/10/10 loan for Colorado. I've seen some folks here respond regarding the DC area, NY and VA.

We're looking at properties in the 400-450k range. We have nearly 100k in liquid assets but don't want to wipe out our entire savings, so we were hoping to find an 80/10/10 or something similar to avoid the PMI. Credit score is currently 825 (might take a slight hit because I just got lasik and took them up on a 0% financing over 2 years deal), Income is ~125k/year (More after she finds employment after we move, we're uprooting for me, isn't she great? :) ). We would like to use our current home as a rental (would generate circa 1300/mo with a mortgage payment of $850, currently have around 40% equity in that home). Single car payment of $300 and current DTI of 1-3% Hopefully we would qualify for what we're looking to do...but I don't want to throw out our info into Lending Tree or other 'organizations' where we'll get dozens of calls per day. I'd like to target reliable lenders who'll work with our situation. Any thoughts, fellow Zillowers?

Thank you again for your time!

~jon

7 replies Mon, 20 Jul 2015 03:12:00 GMT http://www.zillow.com/advice-thread/Searching-for-80-10-10-for-Colorado-Home/596375/ 2015-07-20T03:12:00Z When buying a second home or a rental property - do you have to put 20% down if you finance it? http://www.zillow.com/advice-thread/When-buying-a-second-home-or-a-rental-property-do-you-have-to-put-20-down-if-you-finance-it/536226/ 8 replies Sun, 13 Apr 2014 05:33:00 GMT http://www.zillow.com/advice-thread/When-buying-a-second-home-or-a-rental-property-do-you-have-to-put-20-down-if-you-finance-it/536226/ 2014-04-13T05:33:00Z How do you pick a good title company? http://www.zillow.com/advice-thread/How-do-you-pick-a-good-title-company/212566/
Lender I am working with (refi) allows me to pick my own title company if I wish. Seems like this is a good thing as it can save me money?

How should I go about picking a title company? Just start calling some from yellow pages I guess...

10 replies Thu, 19 Mar 2009 18:24:00 GMT http://www.zillow.com/advice-thread/How-do-you-pick-a-good-title-company/212566/ 2009-03-19T18:24:00Z FHA cash-out refinance and paying credit cards at closing. http://www.zillow.com/advice-thread/FHA-cash-out-refinance-and-paying-credit-cards-at-closing/533098/ I know that with a Fannie Mae loan, the monthly payment on a credit card debt that is paid off at closing must still be included in the DTI calculation. I got approved for a 110,000$ home loan. Then about 2 days later my loaner called back. Stating that I cannot receive a home loan due to the fact that I am on commission pay. I been with the company for 11 months now. The base pay is 1750 on the 25th of the month, and on the 10th its all commission. Which most of the time is about the same give or take couple hundred dollars. Averages 3500$ a month before tax. Is there a loophole around this??? I dont want to wait 1 more year..
