Refinance a VA Loan

I have thirteen years remaining on my 15-year VA loan at 4.25 percent, and the monthly payment is $1,149. My current lender offered me to refinance to a 25 year at a rate of 3.8 percent and a payment of $781 per month. Do you think that I should take this offer? What are my advantages? Will I save more or less with this refinance offer?

How does a VA Compromise Sale appear on CAIVRS?

I am in the process on closing on a VA Compromise Sale due to a military move and the current market conditions. Since the interests rates are so low I would like to buy another house at my new duty station. I read on here that CAIVRS is not used on Home Path, but how would a compromise sale get reported if I would like to go with an FHA loan? Thanks!

We are wanting to spend about $150K and we want to put $10-15K down. The morgage officer we were working with at our bank said our debt/income ratio was fine for that amount of house, however the deal breaker was the fact that right before he met me(January 2009), my husband gave up a car (he could no longer afford it) as a voluntary surrender because a moron friend of his told him it wouldn't hurt his credit. He has been at his job almost 8 years. I don't really have anything negative on my credit, just student loans which are in good standing, and I paid off my car this month which I'm sure hasn't been reflected on my score (I was never ever late). Any advice on how we could get approved soon? We were told to wait 6 months but we'd rather not!

I have a mortgage balance, and other loan expenses. I want to refinance and get the repairs done. All together I may need between $85000-$100,000 in order to pay off existing debt and have repairs done. my credit score is fair and my retirement income is about $30000; I may have addtional income, but I don't like counting on income that may not be dependable. Are there any mortgage options available for me?

My 3 years ARM w/ballon is up 1/15/2010 I have multiple rental properties and mortgages/notes. Credit scores are over 750, occupation Realtor, Have excellent tax preparer-shows basically no income. I thought that was the name of the game! And now Regions acts like they might renew my note at 8.25%, 70% LTV, based on Property Tax Records, Monthly income $1325 owe 91K. I have NEVER been 30 days late on anything! No judgements No collections. Do I have any other choices?
