Credit score maybe 600-640.<br/><br/>A cash out refi seems like my only solution, as I don't wanna do a bankruptcy.<br/><br/>So any Lenders offering the 100% cash out refinance? My loans are currently in repayment and have never been delinquent. I'm enrolled in the "Income Based Repayment" program and consequently my monthly payment is zero dollars a month ($0.00). I can go into more detail about the IBR program later. The impasse occurs with the underwriters who insist on calculating the payment that would be required if my loans were not enrolled in this IBR program. In which case I would not qualify for a mortgage. I've heard that a portfolio loan could be an option. I have had three car loans with a small bank that i have paid off before mid-term, the issue is the bank has never reported to the agencies in the history of their business. I have talked the president of the bank to report those loans to the agency to bolster my score so I can purchuse a home as they have stopped doing morgages with all the new regulations. Being that they have never done business with the agencies and they are only doing this one time to help me they have put it on me to find out the info on who they contact to accomplish this. I have tried calling the numbers on my credit report and end up in a maze of autoanswer systems and when I do finally get a person (only with one company) they were of no help just repeating to contact my loan holder. Issues with communications, his english wasnt very strong and the thickness of his accent made it difficult for me to desipher what he was trying to say. Any suggestions?
