Bought my house 2 yrs ago for 500K with a zero-down ARM loan. 1st mortgage at 5.875% (7 yr ARM) and 2nd at 8.875% (5 Yr ARM). Freddie Mac loan. Paid down $20K since. Credit score 765. Home value down to 462K. No default in pmts. Lender refused to refi with better rates. Offered to pay down $40K. Said I didn't qualify for any program. Kept urging me to hold until ARM ended.

New lender appraised house for 462K and approved loan (Fannie Mae) for 451K. Paying down balance to original lender. Refi lender is giving me 5% for 30 yrs, 1% origination. 17K total closing costs incl taxes, escrow, etc.

Is this a good deal? Or wud I qualify for a better program? Or, should I wait like original lender advised.

We want to put an addition on our home we have a traditional 30 year at 6% - original cost $280,000 with $240,000 remaining - other updates since 2003 have added to value of home which is about $325,000 in this market in our area. Is a FHA203K loan suitable for our needs to put on a second story?
