Obviously, the better my FICO scores the lower my rates, right? What I need to know is if:

1. I can get a mortgage loan under 100k
2. What kind of rates/lenders I can get (if any) with the following credit report
 a.) Equifax=611, 5 collections (2 medical from 2010, 1 medical from 2008, 1 broken lease from 2009, and some other small bill I can't remember),
 b.) Experian=670, 3 collections (1 broken lease 2009, 1 medical 2008, and the small bill I can't remember)
 c.) Transunion=638, 3 collections (1 broken lease 2008, 1 medical 2008, small bill I can't remember)

Relevant information on all credit reports-Several inquiries from last year (when I began the process of rebuilding my credit), 4 years oldest account, 2 years AAoA, all payments on time, 1% DTI, $1500 available credit,net income between 50-65,000, gross income between 80-100,000.

My husband is also a veteran and might qualify for a VA loan but his credit is much more abysmal due to massive student loan debt not being deferred (we are working on it). His scores are:
Equifax=487
Experian=599
Transunion=561

So, I was wondering should I try to take out a loan myself without my husband on the loan, and if my scores would even make a loan feasible? Besides credit scores, the problem I forsee with taking out a loan on my own is that I don't work, I'm a full-time student. So, we would have to be using my husband's income.

5 replies Thu, 01 May 2014 20:19:00 GMT http://www.zillow.com/advice-thread/Trying-to-Find-a-Mortgage-Lender/538828/ 2014-05-01T20:19:00Z Frustrated with Banks about high DTI http://www.zillow.com/advice-thread/Frustrated-with-Banks-about-high-DTI/537533/ I have been trying to refinance my home since I lost my job two years ago...My current loan is a 30 year fixed rate of 5.5% with the USDA Rural Development. I have about a 75% LTV, credit score of 804 and have never been late on my house payments. I currently have a DTI around 50% and Wells Fargo doesn't seem to want to deal with me or help me out. I have called a few banks about refinancing under the USDA Rural Devopment refinance program, but there are a lot more fees so that doesn't seem to benefit me any. What can I do? My fiance and I will be buying together within the next year and we're both recently out of college. I will have been with the same employer for about 3 years (2 years post-graduation) and she will have been with the same employer for less than a year. We will be looking at houses that are probably more expensive than I could afford with just my salary. Will this be a problem since she will have been with her current employer for less than 2 years? Any other suggestions on low down payment mortgages? Our combined income is too high to qualify for first time homebuyer assistance.

3 replies Tue, 23 Jul 2013 02:25:00 GMT http://www.zillow.com/advice-thread/FHA-Job-Requirements/503141/ 2013-07-23T02:25:00Z I am looking at buying in Florida but live in Scotland.
